Panama Real Estate - A Realistic Approach

The increase of those investing and retiring to Panama has been stimulated by the number of Brits and North Americans that are attracted to the cost and quality of living. As the global recession becomes even more far-reaching, there are a number of international citizens that are now considering buying properties in Panama.

Panama continues to expect economic growth in 2009, much in part due to the $5 billion Panama Canal expansion, of which has made Panama an “economic powerhouse” for the past 5 years.

Here are some advantages, disadvantages and pieces of advice before moving or relocating to Panama:

ADVANTAGES:
  • Panama offers both Pacific Ocean and Caribbean Ocean Properties
  • There are lower-priced condos with Beach and mountain-views
  • No legal restrictions for foreigners buying property: property is either “titled” or “right of possession” real estate
  • A current Buyers market
  • Mortgage brokers and banks willing to deal with international citizens
RISKS:
  • Buying in Panama is different from buying in the UK or US
  • Buyers should make themselves familiar with the area (topography, seasons, etc.)
ADVICE:
  • Choose a lawyer that has relocated to Panama and ask for the total upfront cost
  • Have documents translated from Spanish by an independent party

New City in Panama to Increase Growth?

It was announced this week that British company, London & Regional Properties, is slated to transform the former U.S. Howard Air Force base in Panama into a new residential and commercial complex.

Howard Air Base closed in 1999 following Panama taking control of their Canal from the U.S.

The new complex is slated to cost $70 million and will be named the Panama Pacific Center. The Center is expected to create 20,000 new homes and 11 million square feet of commercial space. The project will create a new city within Panama City.

The project is slated to take 40 years and is expected to create 40,000 jobs. Financing for the project is slated to be over $750 million and has been put in place by UK Trade & Investment.

Further Expansion and Development in Panama

It was announced that there is a third contract open for bidding to expand the Panama Canal and its access to the Pacific Ocean.

The latest contract, according to the Panama Canal Authority, is for the removing and disposing of 8 million cubic meters of material that takes up a total of 4.2 miles of the Canal. The contract will be awarded through competitive bidding placed by contractors. The cleanup initiatives will include vast deposits of ammunition and explosive that were deposited from former military presence in the area.

The Panama Canal expansion began in 2007 and is a $5 billion plus project for the country that is slated for completion in 2014. The newest expansion will mark a 100 year anniversary from its initial construction.

The Canal provides access through both the Pacific and Atlantic Oceans. The Panama Canal project began in 1904, and was initiated by the U.S. government, reaching completion in 1914. Control of the Panama Canal was handed over to the Panamanian government in December 1999.

The Canal currently allows for large container ships with up to 5,000 containers to pass through from ocean to ocean. The latest expansion will allow ships as large as carrying 12,000 containers passage through the Canal.

Panama - 30% Better Return on Dollar

The Meetings Industry Megasite profiled our favorite location – Panama – this week. Citing both the weak economy and declining dollar, Panama stretches the US dollar to its max.

According to the site, international travel has increased for corporations, due to the fact that they are able to stretch each dollar in Panama.
According to the Director of Global Sales for InterContinental Hotels, countries like Panama offer a 30% better return than other places, like Europe. Rooms, food, drinks, and transportation are all much cheaper in Panama than in other countries and can add up to significant savings.

The article also cites the fact that Panama is naturally beautiful with adventurous activities and is becoming a destination for higher-end tourism and is taking business away from places like Hawaii, because it is competitive in terms of beaches, weather, and things to do – for much, much less.
